About Emerson

Emerson is a leading independent boutique investment firm with clients ranging from high net worth individuals and institutional investors, to sponsor companies that bring private placement offerings to market. We are a trusted partner, dedicated to remaining nimble and flexible in order to fully focus on the changing investment landscape and the needs of our clients.
At Emerson Equity LLC, we understand that nothing takes the place of a firm’s ability to deliver tangible results.

ABOUT KEVIN

Kevin has been a professional in the securities business for over 30 years and a certified Financial Planner for 25. Kevin’s’ love of real estate and securities investing was influenced by his mother at an early age. She was a real estate broker who traded stocks and invested in real estate.
Professional development and staying abreast of the ever-changing tax and product innovation environment, along with new asset allocation philosophies has been a priority for Kevin.

Unique opportunities

After working for decades with the large wire house firms, the scale and impersonal nature of the investment business, which is taken for granted by most of the public, felt stale and detached from individual investors. Multibillion-dollar behemoths gobbling up any asset they want, making huge sums in fees along the way and construed as the new normal. These institutions make you believe you are fortunate to be able to put your $100,000 into one of their $10 billion funds.

How Kevin Hughes of Emerson Equity can help you with your 1031 Exchange

We have access to a significant number of investment opportunities that you may want to consider for your 1031 exchange.

While specific opportunities are constantly changing, they can often include a number of different property types. These properties are located throughout the country. Most exchange opportunities typically only require a minimum investment of $100,000. This gives you the ability to invest in multiple properties, allowing you to potentially diversify your risk by investing in more than one location or property type.

Moving from individual ownership to co-ownership allows you to be an investor and not a property manager. So no more having to personally deal with tenants or property issues. It also allows for identifying and closing on properties in a matter of days.

Once we have had the opportunity to learn about you and your investment goals, we can provide multiple investment properties for you to consider as part of your 1031 exchange.

1031 Risk Disclosure:

There is no guarantee that any strategy will be successful or achieve investment objectives;
Potential for property value loss – All real estate investments have the potential to lose value during the life of the investments;
Change of tax status – The income stream and depreciation schedule for any investment property may affect the property owner’s income bracket and/or tax status. An unfavorable tax ruling may cancel deferral of capital gains and result in immediate tax liabilities;
Potential for foreclosure – All financed real estate investments have potential for foreclosure;
Illiquidity – Because 1031 exchanges are commonly offered through private placement offerings and are illiquid securities. There is no secondary market for these investments.
Reduction or Elimination of Monthly Cash Flow Distributions – Like any investment in real estate, if a property unexpectedly loses tenants or sustains substantial damage, there is potential for suspension of cash flow distributions;
Impact of fees/expenses – Costs associated with the transaction may impact investors’ returns and may outweigh the tax benefits
